Completed in 2024, The Garden District combines Victorian architecture with a modern high-rise. Designed by architectsAlliance, the 32-storey glass cantilever tower rises above a preserved heritage podium.

The base incorporates the 1879 Second Empire style facade of 79 Shuter Street, originally developed by the Scott family. This preserves the 19th-century streetscape while introducing a glass-heavy structure to the skyline.

The tower design uses extensive glass to provide a counterpoint to the masonry foundation. The project repurposes the original 19th-century structure for modern residential use.

Suite Sizes & Value

Suites range from 504 to 1,149 square feet, with specific plans reaching 1,361 square feet. The building primarily contains one-bedroom layouts. It includes two-storey lofthouses in the heritage base with private entrances on Shuter Street.

Maintenance fees are $0.71 per square foot, lower than the Church-Yonge Corridor neighbourhood average of $0.98 per square foot.
